Courtyard Properties reserves the right to reschedule, modify, or cancel tour appointments when reasonably necessary. Availability information should be confirmed directly with Courtyard Properties before making financial, housing, relocation, or business decisions.
9. Rental Inquiries and Applications
The submission of a rental inquiry, contact form, tour request, or other communication through this website does not constitute a rental application.
Submitting a rental application does not guarantee approval, establish eligibility for tenancy, reserve a unit, or create any contractual rights. Approval of a rental application does not create a lease, tenancy, or right of occupancy.
A binding landlord-tenant relationship is created only upon execution of a written lease agreement signed by all required parties and satisfaction of any applicable pre-possession requirements, including payment of required amounts, identity verification, and any other conditions established by Courtyard Properties.
Rental applications are evaluated in accordance with applicable federal, state, and local laws, including applicable fair housing requirements, using Courtyard Properties’ rental qualification criteria and, where applicable, authorized third-party screening providers. Nothing contained on this website limits Courtyard Properties’ right to verify application information, request additional documentation, deny incomplete applications, or otherwise administer the application process in accordance with applicable law.
10. Online Portal (AppFolio)
Courtyard Properties provides certain online resident services through the AppFolio Online Portal, which is hosted on a separate AppFolio-operated domain and may be accessed through supported web browsers or mobile applications.
The Online Portal provides convenient access to services that may include, depending on your relationship with Courtyard Properties:
- Resident account information;
- Electronic rent and fee payments;
- Maintenance requests;
- Resident communications;
- Lease-related documents;
- Account preferences;
- Optional resident services;
- Integrated third-party products, applications, or services made available through the platform from time to time.
Certain Online Portal functionality, including electronic payments, maintenance workflows, identity verification, resident communications, document management, or optional resident services, may be provided through AppFolio or other authorized third-party providers. Additional terms, privacy notices, payment processor agreements, or other contractual terms presented by those providers may also apply.
Residents are responsible for maintaining the confidentiality of their account credentials, safeguarding authentication methods, promptly updating account information, reviewing account activity, monitoring recurring payment authorizations, and immediately notifying Courtyard Properties of suspected unauthorized access or security concerns.
Residents are solely responsible for any activity occurring under their account resulting from failure to protect account credentials or authorized access methods, except to the extent otherwise required by applicable law. Optional features, integrations, or third-party services available through the Online Portal may change from time to time and may be subject to separate eligibility requirements, pricing, terms, conditions, or privacy practices established by the applicable provider. Courtyard Properties does not control and is not responsible for the independent operation of third-party platforms or services made available through the Online Portal, including services provided by AppFolio or other integrated providers, except to the extent required by applicable law.
The Online Portal may incorporate automated technologies or artificial intelligence-assisted functionality to support operational services, such as routing maintenance requests, organizing resident communications, identifying duplicate requests, or improving service efficiency. These technologies are intended to support operational processes and do not replace human judgment in legally significant decisions regarding leasing or tenancy.
Your use of the Online Portal is also subject to any applicable AppFolio Terms of Use, AppFolio privacy notices, payment processor agreements, and other terms presented through the platform.
11. Electronic Payments
The Online Portal may permit residents and other authorized users to make electronic payments using payment methods approved by Courtyard Properties and authorized under the applicable lease agreement. Available payment methods may include automated clearing house (ACH) transfers, debit cards, credit cards where accepted, or other payment methods made available through the Online Portal from time to time. Available payment options may change without notice.
The Online Portal may also permit users to voluntarily store payment methods and authorize recurring or automatic electronic payments (“AutoPay”). Enrollment in AutoPay is optional. By enrolling in AutoPay, you authorize the applicable payment processor to initiate recurring transactions in accordance with your selected payment preferences until such authorization is modified or revoked through the methods made available by the Online Portal or otherwise accepted by Courtyard Properties.
You are solely responsible for:
- Selecting and authorizing payment methods;
- Reviewing payment authorizations before submission;
- Maintaining accurate payment information;
- Monitoring recurring payment schedules;
- Maintaining sufficient available funds or credit;
- Reviewing payment confirmations and account notifications;
- Promptly updating, replacing, or removing stored payment methods as necessary.
Electronic payments are processed through third-party financial institutions and payment processors. Courtyard Properties does not control the operation of those payment systems and is not responsible for delays, interruptions, processor outages, banking errors, network failures, declined transactions, or other circumstances outside our reasonable control.
Returned payments, rejected transactions, failed electronic transfers, payment reversals, chargebacks, insufficient funds, or similar payment failures may result in fees, account restrictions, cancellation of recurring payment authorizations, or other actions permitted by the applicable lease agreement or law.
Submission of an electronic payment request does not constitute proof that payment has been successfully completed. Residents remain responsible for confirming successful payment and satisfying all payment obligations under their lease agreement.
Nothing contained in these Terms modifies the payment obligations established by any executed lease agreement. In the event of a conflict between these Terms and an executed lease agreement, the lease agreement shall control with respect to rent, fees, payment deadlines, remedies, and other tenancy obligations.
12. Communications
By contacting Courtyard Properties, submitting an inquiry, scheduling a tour, applying to rent, creating an Online Portal account, providing contact information, or otherwise communicating with us, you consent to receive communications relating to your relationship with Courtyard Properties, to the extent permitted by applicable law.
Communications may be delivered by:
- Email;
- Telephone;
- Text message (SMS);
- Portal notifications;
- Electronic notices;
- Automated messaging systems;
- Postal mail;
- Other communication methods reasonably related to our services.
Communications may include:
- Responses to inquiries;
- Tour confirmations and reminders;
- Leasing communications;

- Resident account notifications;
- Payment confirmations and reminders;
- Maintenance scheduling and updates;

Certain legally required, safety-related, account-related, or transaction-specific communications may continue where permitted by law. You are responsible for maintaining accurate contact information and promptly notifying Courtyard Properties of any changes to your mailing address, email address, or telephone number.
13. Maintenance Requests
The Online Portal provides a convenient method for submitting non-emergency maintenance requests. Submission of a maintenance request through the Online Portal does not guarantee immediate review, scheduling, dispatch, or completion of repairs.
The Online Portal and maintenance request functionality are not continuously monitored and should not be relied upon for reporting emergencies, life safety events, active water leaks causing significant damage, fire, gas leaks, criminal activity, medical emergencies, or other situations requiring immediate response.
Residents remain responsible for following the emergency maintenance reporting procedures provided in their lease agreement, community policies, posted notices, or other instructions issued by Courtyard Properties. In an emergency, residents should contact the designated emergency maintenance telephone number or emergency services, as appropriate.
Maintenance requests submitted through the Online Portal may be organized, categorized, prioritized, summarized, or routed using automated technologies or artificial intelligence-assisted functionality provided by AppFolio or other authorized service providers. These technologies are intended to improve operational efficiency and support maintenance coordination but do not guarantee response times, repair completion, or maintenance outcomes.
Courtyard Properties reserves the right to determine the appropriate method, timing, priority, contractor, or personnel assigned to any maintenance request consistent with applicable law, the lease agreement, operational needs, and the circumstances presented.
14. Artificial Intelligence and Automated Services
Certain features available through the website or Online Portal may utilize artificial intelligence (“AI”), machine learning, automation, or similar technologies provided by Courtyard Properties or authorized third-party service providers.
These technologies may assist with functions including:
- Maintenance request routing;
- Organizing and categorizing resident communications;
- Identifying duplicate maintenance requests;
- Drafting or suggesting responses to routine inquiries;
- Appointment scheduling;
